LOCATION

We understand that all mains services are available and connected to the site.

We have not been able to ascertain the capacity for each of the services into the site, utilities for any redevelopment will need to be taken direct from High Holme Road.  No rights relating to services will be granted by the Vendor across the retained hospital site.  Therefore interested parties are advised to make their own enquiries of the Utility Service Providers.

Town & Country Planning

As stated above, the site has until recently been used as car parking to the front, with a derelict Social Club behind and then to the rear of the site a block of 6 No. residential units used as nursing accommodation.

The vendor has submitted a pre-app to which a response is pending.  A copy of the pre-app submission is available on request.

The buildings on site are not Listed but part of the site is located within a Conservation Area.

Tenure

The site is being offered For Sale with vacant possession on completion.

The Purchasers will be required to install a close board 6ft high fence along each of the site boundaries within 3 months of the completion of the purchase of the land.
