The predominately level but irregular shaped site extends to about 2.16 hectares (5.34 acres) and has a range of one and two storey buildings situated on it, that have been disused for a number of years and are in a poor state of repair. Vehicular access into the site is off London Road on its northern boundary and the site borders the A16 trunk road on its long eastern boundary.
The site is situated in an easily accessible location on London Road on the southern edge of the market town of Boston, just off the A16. The surrounding area is predominantly residential in character with a sprinkling of commercial occupiers fronting the A16.
Boston is an affluent and expanding Lincolnshire market town providing the main retail and commercial facilities for both the town residents and the surrounding extensive agricultural based catchment. It has a resident population within the wider Boston district of 64,687 (2011 census) and a catchment population of 125,000. It is one the largest inland ports on the east coast landing over 1.5m tonnes of cargo per year.
The town is located approximately 37 miles north east of Peterborough and 35 miles south east of Lincoln.

An Outline Planning Application has now been approved by Boston Borough Council for up to 60 residential dwellings, subject to a S.106 agreement. A copy of the Outline Planning Permission and S.106 Agreement are available on request.
There will be an affordable housing provision of 30% on the site in line with the Council’s current policy and an education contribution of £135,317, which is also in line with LCC policy.
