St. Modwen breaks ground on second phase of development at Lincoln scheme
The second phase of development is underway at St. Modwen’s popular 70-acre industrial and logistics scheme near Lincoln.
Two units of 25,000 and 55,000 sq ft are set to be delivered at St. Modwen Park Lincoln, providing high-quality industrial and warehouse space with transport links to the A46, the M1 and nearby air and sea ports. The construction work is expected to be completed by Summer 2020.
The scheme’s expansion follows the successful letting of two units, delivered as part of the first phase of development. International courier, parcel, and express mail division of German logistics company Deutsche Post DHL has occupied 32,000 sq ft on a 15-year lease and international ice cream and confectionery distributor NIC has occupied a 64,000 sq ft unit on a 10-year lease.
The two new units, which are being speculatively developed, are designed to cater for modern occupier needs with high bays, top specification offices, generous car parking and ample yard space.
Nick Kay, Development Director at St. Modwen, said: “The units delivered as part of our first phase of development were quickly taken off the market by two very prestigious brands, demonstrating the strong appetite for well-located space. This second phase provides a further opportunity for medium-sized industrial and logistics businesses to take advantage of this popular, growing scheme.”

Matt Harrison, Construction Manager from Lindum Group Ltd, added: “We’re delighted to be building on our solid relationship with St. Modwen. This work was awarded to Lindum following the successful completion of phase one, which was finished on time and to a high standard. We are really pleased to be continuing with the project and seeing more of this site regenerated and brought back into use.”
As part of the work, Lindum will be engaging with the community in nearby Witham St Hughs. It is planning to visit the primary school and will be setting up a collection point for the local food bank.
St. Modwen Park Lincoln was originally granted planning consent for more than 960,000 sq ft of space, part of which had already been developed with occupiers including Apogee, Turbine Efficiency and DPDUK.
