Phase One of St Modwen Lincoln Complete
St. Modwen has celebrated practical completion of Phase One at its employment space, St. Modwen Park Lincoln, formally known as Network 46.
The development spans two buildings and has created more than 95,000 sq ft of warehouse and manufacturing accommodation within one of the region’s main strategic employment locations on the A46 between Lincoln and the A1.
Rob Richardson, Senior Development Manager at St. Modwen, said: “This represents a significant milestone in a very important project.
“This site represents huge opportunity for businesses within the region and we are confident will appeal to a diverse occupier profile that will be a major boost for the Lincolnshire economy.”
Banks Long & Co is marketing the scheme with Cushman and Wakefield.
William Wall of Banks Long & Co commented: “We invested time to ensure these two buildings of 31, 905 sq ft and 63, 655 sq ft are designed to suit the needs of the modern industrial occupier and they will appeal to both the logistics and manufacturing sectors.
"It is brilliant to see the finished product, and undoubtedly sets a new benchmark in terms of quality space for the region. This will attract a number of occupiers looking to join an already strong line-up of forward thinking businesses.”
Simon Lloyd of joint agents Cushman and Wakefield added: “This represents a significant investment and provides a much needed space within the region. The first phase is completed to the highest quality and it is a scheme we continue to receive interest in.”
Lincoln-based Lindum Construction led on the build program to deliver the scheme on time.
Simon Gregory, MD of Lindum Construction, said: “We are delighted to have reached practical completion of these units, which are of high quality and in a great location, off the A46 and close to the A1.
"The successful project marks another milestone in the continued relationship between Lindum and St Modwen, which spreads across both our Lincoln and York offices.”
Practical completion of Phase One follows St. Modwen’s submission of a planning application for its next phase of development at the site.
This latest application, submitted to North Kesteven District Council earlier this year, spans a further 75,000 sq ft and demonstrates the developer’s continued investment in the region and commitment to the wider scheme.
Planning consent had originally been granted for more than 960,000 sq ft of commercial space on the 70-acre Business Park, part of which has been developed with occupiers including Apogee, Turbine Efficiency, DPDUK and DHL, formally UKMail. St. Modwen’s plans include an additional 735,000 sqft, across the 40 acres of remaining development land.
