Brief: Hainton House is an 18th-century Georgian style Grade II listed former Rectory, converted into a range of luxury apartments by Castle Square Developments.

Each apartment owner is a member of the Hainton House Management Company Ltd, which owns the freehold of the properties. The Company instructed Banks Long & Co to manage the apartments on their behalf.

Banks Long & Co Solution: Banks Long & Co manage the common areas of the Grade II listed building, which include the allocated car parking and gated community gardens.

The block management includes a Section 20 Consultation for all qualifying works to the building. This requires agents to consult with all leaseholders if the required repairs, maintenance or improvements cost more than £250 per leaseholder.

The penalty for non-compliance with a Section 20 process is that the management company cannot recover or collect service charges above that level. Therefore, it is crucial that all works are compliant with the regulations, a task that Hainton House Management Company Ltd has entrusted with Banks Long & Co.
