On behalf of South Kesteven District Council we are instructed to offer for sale this property which comprises a predominantly level and cleared irregular shaped site, extending to approximately 0.26 hectares (0.65 acres).  The site was formerly the location of a terrace of five Police houses, but these were demolished some years ago.  The former Police Station on the site adjacent is being redeveloped and will be occupied by the College for educational purposes.

Vehicular access into the site is off Stonebridge Road, via the access shared with the College adjacent.  

The surrounding area is very much mixed use in character with a good range of residential and commercial/educational facilities nearby. The town centre is a short walk to the west.

LOCATION

The property is situated on the corner of Stonebridge Road and Sandon Road, about a quarter of a mile to the east of Grantham town centre, in an area that is very much mixed use in character, with Grantham College and Kesteven Girls Grammar School adjacent and opposite respectively, and areas of extensive housing immediately to the East.

Grantham is a historic and popular South Lincolnshire Market Town that straddles the London to Edinburgh East Coast Main rail line and is bounded to the west by the A1 North/South trunk road.  It lies approximately 23 miles south of Lincoln and 22 miles East of Nottingham.  It has a population of circa 45,000 and a large catchment.

The Town provides a good range of local facilities and educational centres, including one of the best regarded secondary schools in the County, Kings Grammar School, various shopping centres and a Savoy Cinema, all of which are located within easy walking distance of the site.

All mains services are assumed to be available within the vicinity of the site.  The exact location and capacity of these have not been confirmed with the respective utility providers, therefore interested parties are advised to make their own enquiries in this regard.

Town & Country Planning

The most recent use of the site as referred to above was private residential. We have discussed the site with the LPA and they have provided the following informal response:

The Adopted South Kesteven Local Plan identifies Grantham as being a particular focal point for new development and encourages proposals that make effective use of previously developed land.  Policy SP2 (Settlement Hierarchy) supports new development on appropriate and deliverable brownfield sites in Grantham, where the development will not compromise the towns nature in character.

The site is considered to be suitable for a wide range of development uses including, but not limited to, residential, commercial or educational.  However, in view of the sites former residential land use and the surrounding residential context, redevelopment of the site for a form of residential development may be considered the most appropriate.

Nonetheless, any proposed development proposals will need to safeguard the towns nature and character and be appropriate for the character of the site and surrounding area.  The site is located in a prominent location on the edge of Grantham town centre boundary and is also located within the Grantham St Anne’s Conservation Area.  Stonebridge House (immediately west of the site) and the former Militia Barracks (situated at the junction of Stonebridge Road and Sandon Road) are both Grade 2 Listed buildings.  The impact of any development proposals on these Heritage assets will be a key material consideration for any future planning application for development of this site.

Therefore, any prospective purchaser is strongly recommended to engage with the Council through a formal pre-application enquiry, to obtain informal advice from the Council’s Planning Officers and relevant technical consultees as to the acceptability of any emerging development proposals.
